Construction of the UCSF Research and Academic Building at ZSFG

UCSF Research and Academic Building at ZSFG

Construction to build a new roadway and UCSF research building at the ZSFG campus is starting with work to set up the construction site. Initial activity will establish safe pedestrian access around the site, create construction access, and start work to remove the existing parking surface.

The construction site is on the ZSFG campus between 23rd Street and Building 5.

Emergency response access will be available at all times.

Work on some Saturdays may be necessary if wet weather impacts the project schedule. Saturday hours are 8am – 5pm.
Work on site is scheduled to take place March 13 and 20.

Crews working to build the steel frame of the new building are scheduled to work 7am – 5:30pm weekdays.

  • The second and final concrete pour for the ground level (slab on grade) of the new building was completed on March 1.
  • New water and communication lines have been installed in Vermont Street.
  • Concrete planters adjacent to the new roadway on north side of site are complete.

Construction Activity – March 2020

Early March

  • Complete underground utility work on roadway site and grade roadway.
  • Install concrete footings on the east side of the site for the future loading dock.
  • Install curb and gutter for roadway near Building 5.
  • Replace the existing asphalt ADA ramp near Building 5. Pedestrian pathway at Campus Drive will be temporarily modified to accommodate.

Mid/Late March

  • Crane for steel erection mobilizes onsite.
    • It is a two-track crawler crane that will remain for steel work. Reach of crane will be approximately 170 feet. It will not lift over public areas. The crane will be located on the south side of the job site and will be on site through the end of the year.
  • The roadway near Building 5 will be paved.
  • Light poles will be installed on Vermont street and the new roadway near Building 5.
  • Start of steel erection for the new building. The crane will lift steel beams and columns into place.

Noisy Work

  • Removal of the existing ADA ramp near Building 5 will include jackhammering.
  • Back-up indicators of trucks onsite for deliveries.
  • Saw-cutting existing concrete to prep for final curb and gutter on the north and west sides of the site.
  • Onsite crane assembly will be noisy. It will take place during regular work hours.
  • Steel erection will be noisy and will occur during regular weekday work hours, 7am -5:30pm.

Upcoming Work This Spring

  • Metal Deck for the new building

Ribbed metal sheets are attached to the steel beams to build each floor which is often noisy.

  • Concrete pours for new building

Each level of the building will include two concrete pours onto the metal sheets to create the floor. The concrete pump is located on the south side of the job site. Concrete trucks will enter and exit the site via 23rd Street. Flaggers will help with vehicle and pedestrian traffic.

Please note all dates are subject to change.

Mitigations

  • Dust monitors have been installed on the edges of the jobsite. They provide real-time information and alert the project team if air quality does not meet established standards.
  • Water will be used on site during excavation, demolition, and off haul to control dust
  • Street sweeping will take place regularly during work hours on 23rd and Vermont Streets.
  • Noise levels will be regularly monitored

Pedestrian and Vehicle Access

The ZSFG campus main entrance at 23rd Street will be available at all times to pedestrian patients, staff, and visitors and to vehicles for drop off.

Pedestrians

  • The 23rd Street main entrance will be available to pedestrians – patients, staff and visitors – at all times. Flaggers will be present during work hours to help direct traffic.
  • The pedestrian path at the 23rd Street entrance will be marked with barricades and signs. This walkway will replace the existing sidewalk and the right side driving lane.
  • The 23rd Street sidewalk will remain open, with the existing wall separating pedestrians from the construction site.
  • Building 5 access will be maintained for pedestrians entering from the west side at all times.
  • The stairs from Vermont Street to the south side of Building 5 will be closed starting July 20, 2020. They will remain closed until the new roadway is opened.
  • Vermont Street pedestrian access will be maintained for the sidewalk on the east side of the street, marked with fence and signs.
  • Construction workers will access the jobsite via a gate on 23rd Street at Vermont.

Vehicles

  • Flaggers will be on site during work hours to help direct traffic.
  • Vermont Street will be used for smaller construction deliveries and dumpsters
  • For the Initial phases of work (removal of the parking surface and soil off-haul), trucks will enter the jobsite from the temporary entrance on 23rd Street and exit onto Vermont.

Safety

  • Flaggers will be on site during work hours to help direct vehicle and pedestrian access at all jobsite entrances.
  • The jobsite fencing will be covered with sound blankets and screening across from Building 5 and at the entrance to the ZSFG campus (north and west sides of the site).
  • Temporary lighting will be added to walkways around the site as needed.
  • Construction activity is operating with a coronavirus response site-specific safety plan that meets the requirements set forth in the City and County of San Francisco orders.

Dust Control

  • Dust monitoring stations will be located at various locations on the jobsite perimeter.
  • Jobsite activity will be halted if dust monitors register dust above allowable levels.
  • Dust control measures will be in place at all times, including use of a water mist during excavation and covers for trucks that are off-hauling soil.
  • Regular sweet sweeping will take place in the area during work hours.
